  • Income restricted rentals are different from a private rental. In order to ensure access to affordable housing, each apartment unit has a designated qualifying income threshold. An applicant qualifies if they earn equal to or less than the income threshold, but not over. 

    CHA provides a wide range of income restricted apartments for Chaffee County residents. If you do not qualify for a specific apartment, you may qualify for a different one. Additionally, each lease renewal, tenants must recertify their income still qualifies. There is a buffer for current tenants if your income does increase. 

  • CHA housing eligibility is based on income and household size and varies by property. To qualify for CHA rentals, at least one member of your household must be 18 years of age or older, and must:

    • Meet household income requirements equal to or under the maximum allowed income.  

    • Have a household income of at least 2 times the monthly rent amount for the available unit.

    • For some properties, pass a credit and background check.

    • Not owe a balance to the previous or current landlord(s).

    • Re-certify your housing eligibility annually.

  • Download the application checklist and materials or you can pick up a paper application packet at the CHA office. Return a PDF of the application and supporting materials using the Upload Application button or drop it off at the CHA office. Complete applications are processed in the order they are submitted. Incomplete applications will not be considered for housing until completed. We do not change for background checks until you are offered an apartment.

  • If housing is not currently available or if you want to live at a specific property, CHA will accept complete applications to be placed on our waitlist. Waitlisted applicants will be given priority over new applications when a unit becomes available. Complete an application and fill out the Additional Information Questionnaire. Make sure to include your property preference and add “please waitlist”. If you are on the waitlist for more than 120 days, we may request income related documents again per state requirements. We do not change for background checks until you are offered an apartment.

  • You can upload all documents all at one time or as you complete them. All documents will automatically be saved to your application folder.

  • CHA will notify tenants 60 to 30 days prior to the end of the lease. Keep an eye on your inbox and mailbox for either your Annual Recertification or your Notice of Lease Renewal documents. Please let us know as soon as possible whether you intend to stay on as a tenant by sending a written confirmation of your intent via email or preferably via a message in Turbo Tenant.

    To renew your lease, we require you to recertify your eligibility for all household members as well as employment and income for all people over 18 years of age by completing the following CHFA self-certification forms. Please submit using the uploader on our website. Both of these forms must be submitted prior to CHA being able to execute a lease renewal.

  • Please notify us as soon as possible if you know you will be vacating a CHA home. Your lease requires a minimum 30-days notification, a move out inspection, and you must follow the community rules for move-out procedures. Following these rules is the best way to ensure you are eligible for your security deposit to be returned.
